Building Information




The building is unlocked from 6:00 AM until 11:00 PM, Monday through Friday except for holidays. Seven (7) days per week, Security is on site 24 hours a day. Clients have 24 hour access to the building though the key card system located on the Asylum Street entrance. All client access cards are to be used to enter the building after hours and on weekends.

The Management Office is open from 8:00 AM until 5:00 PM, Monday through Friday except for holidays. This office is closed on Saturday and Sunday.
 
For your convenience, the main office number, (860) 275-6666, is forwarded to the Security desk after hours and on weekends. If there is an emergency, the security officer will call the appropriate Management/Engineering personnel. If you desire to leave a message for someone in the management office, the Security Officer can forward you to the proper extension.

ENGINEERING AND BUILDING MAINTENANCE

CITYPLACE I engineering and building maintenance is handled by the Paradigm Properties Team. The team of five consists of a Group Chief Engineer and the following Connecticut licenses: Electrical, Plumbing, Mechanical, Air Conditioning, and Heating. CITYPLACE I is staffed with at least one building engineer until 6:30 p.m. weekdays and one Engineer on call after hours and on weekends to respond to building systems emergencies. The building maintenance staff is responsible for the preventative maintenance of standard building equipment such as heating and air conditioning units, fans, thermostats, plumbing equipment, and lighting fixtures as well as the repair and adjustment of such equipment. Building engineers carry two-way radios in order to respond quickly to problems within the building. SECURITY

SecurAmerica provides security at CITYPLACE I 24 hours a day, seven days a week. A Security Director, three shift supervisors, and 16 full-time officers comprise three shifts who patrol and monitor the building continuously, responding to the general security needs of clients and assisting visitors in the building. From conducting client emergency/fire drills to assisting in coordinating client moves via the loading dock, the SecurAmerica Team is truly a multi-faceted group within CITYPLACE I. All security personnel carry two-way radios and can be contacted via the Management Office at either 275-6666 or after hours at 275-6697.

CLEANING

All Time Service provides cleaning at CITYPLACE I. The cleaning staff is comprised of a building Project Manager, 1 supervisor, and 22 cleaners. This group undertakes the continuous cleaning of the building's common areas throughout the business day from 8:00 a.m. to 5:00 p.m. as well as cleaning client space within the building from 5:00 p.m. until 11:00 p.m., Monday through Friday. The cleaning staff responds to the changing requirements of the building as well as to specific client service needs throughout each day. The Supervisor carries a two-way radio and can be reached through the Management Office at 275-6666. The cleaning staff continually inspects common and client areas of CITYPLACE I for needed repairs or enhancements. Immediate response to client requests for cleaning or special services are handled by the Supervisor, who receives client requests directly from the Management Office and Building Engines website.

HVAC Operations

GENERAL SERVICE
Heating/air conditioning is provided from 8:00 a.m. to 6:00 p.m., Monday through Friday and from 8:00 a.m. to 1:00 p.m. on Saturday. The building's temperature is centrally controlled by our engineering staff. Should the temperature change abruptly or reach an uncomfortable level in your office, please call the Management Office or enter a request in Building Engines and a technician will be dispatched to correct the problem.
To request HVAC after operating hours, please submit a request through the Building Engines website. The current cost for additional HVAC services is $80.00/per hour/per floor plus an additional $30 engineering fee.

HVAC SYSTEM OVERVIEW
The CITYPLACE I HVAC equipment is controlled by a Siemens Version 3.8.1.system which is customized to meet the needs of the building for efficient and comfortable operation. Stand-alone control units are networked throughout the building to provide coordinated control and optimization. Dell computers are used in conjunction with the control network to provide mass storage reports of building information and graphical interface for commanding and monitoring.
CITYPLACE I is served by four main fan systems that supply air to both variable air and fan coil units on each floor. Purchased chilled water is pumped through the main fan system's chilled water coils for cooling. Steam, which is also purchased, is used to heat water that is pumped through the fan coil units on each floor for heating. Space temperature is maintained by thermostats that are located in various locations on each floor.
In addition to the capabilities of the HVAC system, chilled water is also available for the supplementary cooling of computer systems, telephone equipment, or other special client spaces.
The ability of the HVAC system to properly heat and cool the building is closely dependent upon proper air circulation. All clients are advised to keep their blinds down and not to tamper with thermostats. Prior to office renovations or build-outs, the Management Office will advise you of potential air distribution interruptions associated with specific office construction plans.

MAINTENANCE OF HVAC SYSTEM
The building heating/air conditioning equipment requires special maintenance to ensure its continued problem-free role. Paradigm Properties provides an on-going preventive maintenance program designed to maximize the energy efficiency of the system. Such maintenance requires periodic visits through your space; all visits shall be coordinated with the designated building contact to minimize the disruption to your staff.

ANIMAL POLICY
The building welcomes Service Animals (with required documentation). No other animals are allowed on the premises.
